Extinguisher work is volume work. A technician may check dozens of units across several buildings in a day, and each one needs its location, its condition, its hydrostatic test status and a record that will stand up when the fire marshal asks. The difference between extinguisher tools is mostly about how fast a technician finds the unit, how well the software remembers the unit's history, and how much it plans the long-cycle maintenance for you.

Evaluation criteria

Competitor details reflect each vendor's own website as checked on October 27, 2026 (sources at the bottom of the page). "Not advertised" means we could not find it on the vendor's site, not that the product lacks it. Confirm features and pricing directly with each vendor. Fire Inspect Hub details are first-party.

The tools, one by one

Inspect Point

Fire protection operations software for contractors, with a dedicated extinguisher trade. Its site describes barcode and QR scanning, units tracked by serial, barcode and location, the 12-year hydrostatic test date calculated from extinguisher type, the 6-year internal examination scheduled automatically, NFPA 10 service intervals calculated, and swap and loaner tracking from a preloaded list. The field app runs on Apple devices and works offline.

Strength: the most complete long-cycle extinguisher planning on this list, by its own description. One limitation: pricing is not published, and plans start at three technicians unless a smaller shop does 400+ inspections a year.

Best for: extinguisher companies of three or more technicians that want hydro and 6-year dates planned for them.

BuildingReports

ScanSeries is a suite of barcode-based mobile apps. Its SafetyScan app tracks extinguishers, including units taken off site for repair, with devices identified by barcode and reports kept online.

Strength: a scanned record of every unit with long-standing AHJ reach. One limitation: its workflow is built around scanning a barcode on each device, pricing is not published, and hydro or 6-year due-date tracking is not advertised.

Best for: companies that want a barcode on every unit and work inside the BuildingReports network.

Uptick

A cloud platform for fire protection businesses with an extinguisher inspection page, barcode scanning on asset registers, iOS and Android apps and an offline mode.

Strength: a full operations platform with monthly billing and no lock-in. One limitation: its forms page names no NFPA standards and its site does not advertise hydro, 6-year or swap tracking; pricing is per user and quote-only, for teams of three to fifty technicians.

Best for: multi-crew companies that want extinguishers inside a broader operations platform.

OnSite Software Life Safety Inspector (LSI)

A life safety inspection app from a Philadelphia company that has worked in the field since the 1980s. Scanning a manufacturer barcode fills in make, model and serial; the app keeps a list of units due for 6-year service or hydro, offers a hydro and service forecast report, and lets technicians bring swap-out units to the inspection. It runs on Apple and Android devices and works offline.

Strength: strong long-cycle planning without applying your own labels. One limitation: pricing is not published, and its page notes extinguishers made in the last 25 years carry manufacturer barcodes, so older units may need another way to identify them.

Best for: inspection companies and facility teams that want manufacturer-barcode scanning and a hydro forecast.

ZenFire

An AI-oriented fire inspection product from ZenTrades that supports NFPA 10 inspections alongside other standards, with offline access, deficiency-to-quote and invoicing.

Strength: inspection through invoice in one product, positioned for solo inspectors and small teams. One limitation: its feature list does not include extinguisher-specific tracking such as hydro, 6-year or swaps, and pricing is not published.

Best for: mixed fire shops where extinguishers are one service among several.

Fire Inspect Hub

Built for independent and small-to-mid fire protection contractors. Each extinguisher is its own asset with type, location, serial number and service history, and a printable QR label opens that unit's page and history. The NFPA 10 checklist carries the code section on every item, including whether the hydrostatic test is current, with four compliance levels (passed, non-critical, critical deficiency, impairment) and photos on deficiencies.

Every inspection becomes a PDF report the client can also pull from a customer portal, and finalized deficiencies turn into a priced estimate and service order. Extinguishers sit on the same platform as its NFPA 25, 72, 96 and 17A inspections and the other standards it covers, so a mixed shop runs one system. For AHJs on The Compliance Engine it cuts the re-keying: copy the required fields from a completed inspection, or upload a CSV.

Strength: extinguishers alongside every other system you inspect, at a published month-to-month price. One limitation: it is built for independent and small-to-mid shops, not national extinguisher route operations.

Best for: shops of one to twenty inspectors that inspect extinguishers alongside sprinkler, alarm or kitchen systems. $54 per user, per month, with no headcount tiers; larger and multi-location teams get a quote.

Which should you choose?

What to look for in 2027

How a technician finds the unit

Barcodes, QR labels and manufacturer codes all cut search time on big sites. Applied labels are fast but become part of the vendor's system, so ask what happens to them if you switch software, and confirm your AHJ has no objection to added tags.

The long-cycle work

Monthly and annual checks are routine; the 6-year maintenance and the 12-year hydrostatic test are where units fall through the cracks. Decide whether you need the software to forecast those dates or only to record their status at each visit.

Swaps and loaners

When a unit goes to the shop, the building still needs coverage. If you run many swaps, check how each tool records the loaner and returns the original.

Getting the inventory in

A new account can mean hundreds of extinguishers. Ask how units get into the system before the first visit and how long that takes. See also our NFPA 10 fire extinguisher inspection software page.

FAQ

What should fire extinguisher inspection software track?

Each extinguisher as its own record: type, location, serial number, hydrostatic test status and service history, with the NFPA 10 checklist and a report for every visit. High-volume shops also want tagging so a technician can find the right unit fast.

Do I need barcodes or QR codes on every extinguisher?

No, but they speed up large sites. BuildingReports builds its workflow around a barcode on each device, Inspect Point and OnSite LSI scan barcodes, and Fire Inspect Hub prints QR labels that open the asset's page and history.

Which extinguisher software forecasts hydro and 6-year maintenance dates?

Inspect Point states it calculates the 12-year hydrostatic test date and schedules the 6-year internal examination, and OnSite LSI offers a hydro and service forecast report. Fire Inspect Hub checks whether the hydrostatic test is current on every inspection.

Does fire extinguisher inspection software work offline?

Inspect Point, Uptick, OnSite LSI and ZenFire advertise offline work. BuildingReports does not state it on its site. Test it in the parking garages and basements where signal drops.

How much does extinguisher inspection software cost?

Most vendors quote per user or per technician and do not publish prices. Fire Inspect Hub publishes one per-user price with a free tier. Confirm current pricing on each vendor's site.
